When homeowners returned to their Texas residence, they were in for a shocking surprise. The house, once occupied by an alleged "serial squatter" and her teenage son, resembled the aftermath of a wild party. Photos told the story.
Jessica Davis, the homeowner, described the grim scene: "They smelled urine. They smelled smoke. Both of the toilets are clogged with mounds of toilet paper and other seemingly fluids."
The Davises, who had initially bought the four-bedroom home with a pool and hot tub as their dream property, had to move to Florida for work. So, they decided to rent it out. Little did they know that their tenant would turn out to be a nightmare.
The tenant, who went by the name "Heather Schwab" but used a friend's Zillow account, moved in with her 17-year-old son, who had autism. Everything seemed fine initially, but the payments started failing, and the Davises never received their rent money.
Suspicions grew, leading Jessica Davis to investigate. She discovered that "Heather Schwab" was linked to a 72-year-old man named Rayes Ruybal. Further digging revealed Heather Schwab's criminal history of identity theft and serial squatting.
Despite hiring a lawyer and serving eviction notices, the squatter remained. It was only when local media got involved that the process gained momentum.
On September 27, the police were called to check the property, but it was empty, except for a mess of trash, clogged toilets, and rotting food. The city had cut off water to the house due to Schwab's discrepancies with the utility account.
The Davises are now left with a hefty bill for cleaning, repairs, and unpaid rent. They had expected to earn $2,850 in rent per month and were responsible for a $300 monthly pool service fee. Instead, they received nothing and face bills that could total around $10,000.
Jessica Davis is hoping for Schwab's arrest and has even set up a GoFundMe page to cover expenses. She also calls for reforms to "squatter rights" laws, arguing that those who enter a house illegally or intentionally avoid rent payments should have no rights at all.
The Rowlett Police Department's investigation is ongoing, as the alleged squatter's whereabouts remain uncertain.
